Are mortgage payments becoming harder to manage?

Missing a mortgage payment, or worrying about the next one, can feel overwhelming. If you own a home in the Greater Toronto Area, start by finding out where you stand. Understanding your housing choices, your property’s likely value and the cost of a move can help you decide what to explore next.

You do not have to decide to sell before asking questions. Selling may be one option, but it may not be your first or only option. My role is to help you understand the real estate side of the decision so you can make it with clearer information.

Start with the problem you need to solve

Is the main concern a monthly payment you can no longer comfortably carry, overdue amounts, an approaching move or uncertainty about your equity? Those concerns can overlap, but each affects the plan differently. Begin with what has changed: the housing cost you can realistically sustain and whether staying in your current home is your preference.

We can look at the property, your preferred outcome and the questions that need answers before you decide whether to remain in your home or explore a move. If notices or deadlines are involved, keep those dates clearly in view as you consider your next step.

Compare your housing choices

Remaining in your current home may be the option you want to explore first. Consider the full ongoing cost and whether it fits a realistic household budget. Think about the home’s upkeep, the space you need and what would have to change for staying to work over the coming year.

Moving to a different home may make sense if another size, property type or location would better suit your needs. Selling and renting for a period is another possibility. Compare the cost and practical fit of each choice before making a commitment. A smaller property does not automatically mean lower total housing costs.

Look beyond the mortgage payment or rent. Include property tax where applicable, insurance, utilities, condo fees, maintenance and the cost of moving. Check what is already included in each amount so that the same expense is not counted twice.

Understand what you could actually net

A home’s estimated market value is different from the money you may have after selling. A personalized equity review can help make that distinction clear. Closing adjustments may increase or reduce the amount you receive. The figures need to be confirmed for the proposed closing date.

Use current payout figures rather than assuming that the original mortgage amount or a registered charge equals the balance owing. Check whether arrears, interest and fees are already included. Then keep a separate reserve for moving and your next housing needs. That gives you a more useful picture of what could remain after the transition.

Price, timing and costs can change. An estimate is a planning tool, not money available to spend. Resolve uncertain amounts and any possible shortfall before relying on the figure or committing to your next home.
